Practical Guidance From Experience

What's Included In Every Standard Inpection?

As an Austin home inspector, I perform a thorough, methodical evaluation of the home’s major systems, completed with the level of care and attention to detail that is critical for your major purchasing decision.

I inspect the property using normal operating controls, follow Texas Real Estate Commission (TREC) Standards of Practice, and apply additional tools and inspection methods when they provide meaningful insight so that you can have a deeper understanding of the home you are considering.

My goal in each Austin real estate inspection is to clearly identify safety concerns, costly defects, and conditions that deserve attention, so you can move forward with confidence.

Every Austin home inspection includes:

  • Thermal imaging scan of exterior walls, ceilings, electrical components, HVAC, and plumbing areas
  • Sprinkler system testing (up to 8 zones at no additional cost)
  • Foundation evaluation, with optional ZipLevel elevation checks upon request
  • Roof inspection from accessible areas, including roof coverings, flashings, and penetrations
  • Electrical main and sub-panel inspection, outlets, switches, and lighting
