Thermal imaging in an Austin home inspection

Thermal imaging is included in every full home inspection. Eaton scans each room for unusual surface-temperature patterns, particularly around areas where moisture, insulation or electrical problems may be present.

What the camera can help check

• Unusual heat at accessible electrical components.
• Temperature patterns that may be associated with moisture.
• Possible gaps in insulation.
• Leak concerns near plumbing and exterior openings.

Weather, materials and operating conditions affect the image. A temperature pattern needs to be checked against visible conditions and other testing.

Example of a suspected moisture concern

During one inspection, an unusual thermal pattern near an upstairs toilet led to moisture-meter testing. Testing confirmed active moisture. The ceiling below was checked and also found to be wet.

The camera helped identify where to look. The meter confirmed moisture, and the additional check documented another affected area.

Moisture testing

Moisture meters are used when a condition warrants testing. A pinless meter is commonly used first; a pinned meter may provide further confirmation. Testing focuses on areas with signs of a problem.

What thermal imaging cannot determine

Thermal imaging cannot see through walls or identify every hidden leak. It does not identify mold, certify concealed insulation or predict future failures.

Electrical, plumbing or other concerns may require evaluation by a qualified specialist.

In your report

Thermal images are included when they help explain a finding. Photos, moisture readings, locations and recommendations provide the other details needed to understand it.
