Contact your inspector when the builder gives you an anticipated pour date. The inspection itself should happen after the foundation preparation is substantially complete, while the relevant work remains visible and before concrete placement. Leave time to receive the report and discuss findings with your builder.
Start with these five questions for your builder
- What is the expected concrete placement date and start time? Ask when that estimate will be confirmed.
- When will preparation be substantially complete? The work should be ready to evaluate, rather than scheduled for installation after the inspector leaves.
- Who coordinates third-party access? Confirm the construction manager’s contact information, access arrangements, and any site requirements.
- Can you provide the current engineered foundation documents? Request the foundation layout, sections, schedules, general notes, and revisions.
- How will findings be addressed before placement? Agree on how to share the report and who will respond to questions about the work.
What should be ready?
| Item | What to confirm |
|---|---|
| Forms and excavations | The intended foundation areas, beams, edges, and formed details are accessible for observation. |
| Vapor retarder | The membrane is installed so seams, visible damage, and penetrations can be evaluated. |
| Reinforcement and tendons | Applicable reinforcement, tendons, supports, anchorage preparation, and pocket formers are in place. |
| Plumbing and embedded items | The rough-in and applicable conduits or bonding components to be inspected are installed and visible. |
| Plans and access | The latest drawings are available, access is arranged, and the inspector knows which areas or pours the appointment covers. |
This is a coordination checklist, not permission to pour or a substitute for the builder’s construction sequence. Work that is concealed, unfinished, or inaccessible cannot receive the same level of review as completed visible preparation.
Is 24–48 hours before the pour always right?
No single interval fits every project. An inspection two days early may miss work that has not been installed. An inspection immediately before the trucks arrive may leave little time to discuss findings. Coordinate the completed-work window with the builder and inspector, including report delivery and any proposed return visit.
Austin Real Estate Inspections provides a same-day report. Inspection time varies with foundation complexity, access and site readiness. Same-day reporting does not mean a correction can always be designed, completed, and checked before the next morning’s pour.
What if the builder changes the pour date?
Text the inspector as soon as you learn of the change. Include the revised date, expected completion of preparation, and whether the access arrangements have changed. Rescheduling depends on availability. If the pour moves earlier, ask the builder whether the inspection and follow-up window still works before assuming the existing appointment is useful.
If rain, site activity, or additional work changes conditions after the inspection, the earlier report remains a record of what was visible during that visit. Discuss whether the affected work needs another look. A pre-pour report does not establish that everything remains unchanged until concrete placement.
Keep required inspections separate
The homeowner’s independent inspection does not replace the project’s required municipal inspections or engineer documentation. Requirements vary by jurisdiction and project. Your builder should confirm the applicable process with the permitting authority. For projects within Austin’s jurisdiction, use the City of Austin’s building inspection information and current checklists.
