Foundation elevation measurements in Austin

Mapped ZIPLEVEL readings, high and low areas, and an explanation of the results.

By Eaton Bates · Texas Professional Inspector, TREC #26867

Foundation elevation measurements show relative floor elevations across accessible areas of the home. ZIPLEVEL readings are recorded on a layout so you can see the measurement locations, higher and lower areas and total differential.

The service is available with a full home inspection or separately.

When measurements are useful

Cracks, sticking doors or windows, cracked tile and sloping floors may warrant measurements. Readings can help document these conditions or provide a record of elevations at the time of purchase.

Tell Eaton about previous foundation repairs, additions and known concerns. Engineering reports, repair records and warranty documents can provide useful history.

What’s included in your foundation elevation measurements

  • A layout with measurement locations and readings.
  • A documented reference point for comparing elevations.
  • High and low areas and the total differential.
  • An explanation of the readings alongside visible cracks, door/window operation and floor conditions.
  • A recommendation for structural-engineer evaluation when appropriate.

How to read the results

A reading shows the level of one point relative to another. It does not, by itself, explain when a difference developed or what caused it. Floor finishes, access and the home’s history also affect interpretation.

For example, Eaton has inspected homes where cracking, affected doors and flooring problems were accompanied by a significant elevation differential. The readings documented the pattern and helped support a recommendation for further structural evaluation.

There is no single numerical cutoff used as an engineering rule for every home. Recommendations consider the readings together with the other observed conditions.

Measurements and the home inspection

The full home inspection includes visual foundation observations. The elevation service adds a mapped set of readings. It does not provide an engineering opinion, certify structural adequacy or design a repair.

A structural engineer may be needed to determine the cause and significance of movement or specify a repair.

Before scheduling

Measurement areas need accessible floor space. Share known repairs and concerns before the visit, and select foundation elevations during booking. See current pricing or contact Eaton with scope questions.
