Septic inspections in Austin and nearby communities
Septic Inspection for Austin-area homebuyers, with pumping coordination when needed.
By Eaton Bates · Texas Professional Inspector, TREC #26867
Septic inspections are available as a separate service or alongside your home inspection. Eaton evaluates the system within the agreed scope, documents findings and explains recommended next steps.
An on-site sewage facility (OSSF) needs a separate evaluation from the household plumbing covered in a home inspection.

Information to gather
- The system type, if known.
- Permits, system layout and installation records.
- Maintenance and pumping records.
- Tank and access-point locations.
- Any history of backups, alarms or repairs.
- Contact information for the current maintenance provider, if applicable.
These details help plan the inspection. System type, access and site conditions affect which components can be evaluated. The report identifies any areas that could not be inspected.
Septic pumping coordination
Septic pumping can be coordinated when appropriate. Pumping and access should be planned with the inspection so the work supports the agreed evaluation. If a task needs a specialist outside Eaton’s scope, that need will be explained.
Scheduling and pricing
Share the system type, available records and access details when scheduling. Septic Inspection is quoted according to the system and agreed scope; confirm any pumping costs as part of the arrangements.
For homes connected to a municipal sewer, a sewer scope evaluates the accessible sewer-line interior.
Training and licensing
Eaton has completed OSSF Installer I training and passed the TCEQ examination.
Installer I has a defined scope. It does not authorize every type of installation, aerobic-system maintenance or engineering design. See TCEQ’s OSSF licensing information for credential details.
