Every home inspection I perform in the Austin area is a thorough visual evaluation of the home’s major systems, using normal operating controls and following the Texas Standards of Practice.
Because Central Texas homes face expansive clay soils, intense heat, and region-specific construction patterns, inspections here require attention to details that don’t always matter in other parts of the country.
My inspections are designed around those realities, not a generic checklist. During the inspection, I focus on conditions that affect safety, performance, and long-term maintenance, and I document findings clearly so you understand what matters now versus what can wait.
All home inspection services include:
- Thermal imaging scan of exterior walls, ceilings, electrical, HVAC, and plumbing areas.
- Sprinkler system testing (up to 8 zones at no additional cost).
- Foundation evaluation with optional Zip Level elevation checks upon request.
- Roof inspection from accessible areas, including roof coverings, flashings and penetrations.
- Electrical main and sub panel inspection, outlets, switches, and lighting.
- HVAC system testing, temperature readings, filtration, and condensate line checks.
- Plumbing fixtures, drains, water heater, and visible supply/waste piping.
- Attic, insulation, ventilation, and structural. components
- Built-in appliances using normal controls (oven, microwave, dishwasher, range hood, garage door safety features).

Most inspections take 2-3 hours, depending on the size of the home, age, and condition. Larger or older homes may take a bit longer.
Do you walk the roof during the inspection?
Yes, if it is safe and accessible. A drone can be included upon request before the day of the inspection for tall two story homes.
When will I receive my inspection report?
You will receive your full report and narrated video summary the same day as the inspection. I know timing matters so speed of delivery is something I strive to provide.
